Real Estate

Carney, Kelehan, Bresler, Bennett and Scherr real estate practitioners provide legal services and advice relating to all aspects of real estate law, from commercial acquisitions to residential to finance.

For more than three decades CarneyKelehan’s attorneys have handled a variety of complex real estate matters, including land acquisition, development, financing, zoning and other government and administrative approvals, easement and right of way acquisitions, leasing, construction and other professional contracts, all aspects of title insurance, and resolution of real estate disputes.

CarneyKelehan real estate attorneys have experience in several sub-specialties of real estate financing including acquisition, construction, and permanent loans. A significant portion of CarneyKelehan’s real estate practice includes representing owners, contractors and lenders in the development, financing, operation and management of projects insured by the US Department of Housing and Urban Development (HUD), as well as representing owners in the transfer of physical assets (i.e. the sale) of HUD-insured projects.  CarneyKelehan also represents several Fannie Mae Delegated Underwriting and Servicing (DUS) Lenders and Freddie Mac Lenders in all types of loan transactions under the Fannie Mae and Freddie Mac product lines, as well as owners seeking to utilize said product lines.

The firm is also heavily involved in conventional and government-insured commercial and mixed-use real estate projects and residential real estate finance.  While the firm has a large client base of local and regional lender and developers, many of CarneyKelehan’s clients are nationally based and include institutional investors, mortgage and investment bankers, national banks, municipal bond insurers, developers and contractors, health care facility sponsors, public authorities, syndicators, trade associations, nonprofit corporations and housing condominiums and cooperatives.

CarneyKelehan works with many of its developer clients in the purchase and sale as well as the subdivision of both single family and commercial land parcels, and in the drafting of the relevant homeowners' association documents and condominium documents (both residential and commercial).

Given its position as the largest locally-based law firm in Howard County, Maryland, the firm serves as local counsel to many national firms, and its national housing and development client base extends throughout the country.
